John Hewer, Chair of APRA reports:
The APRA committee have been working hard to establish ongoing communication with Richard Dendy, our OM Property Management contact. This communication meant that we were given sight of the proposed budget for Management Charges to be levied for the year ending March 2013.
APRA, on behalf of the residents of Alexandra Park lobbied OM Property Management, challenging them over the proposed charges for landscaping and in particular the Management Charges. The Management Charge amount they wanted to make was £80.50 +vat per property. We challenged this figure, citing examples of £65 +vat per property being charged elsewhere by other Property Management companies.
After further negotiation by us and deliberation by the Management of OM Property Management, we have been advised that this charge has now been reduced to £70 +vat per
property.
The Landscaping budget has gone up slightly to reflect the additional maintenance within Lords Close. The original budget for 2012 of £14600 inc vat has gone up by £1440 to £16040 inc vat.
Residents will hopefully be pleased that we have been able to reduce the total
charges for the whole development by a massive £10783
Further postings will give more details of the proposed budget.
You may also have noticed that the roads have been swept by SBC today, this again was due to pressure applied by APRA for this service to be carried out.
